The “Le Coeur” complex on Düsseldorf’s Königsallee (“Kö”), developed by Hines – a company active worldwide as a property manager, developer and investor – is attracting further high-profile companies. COLLECTION Business Centres, a provider of flexible-hour co-working and serviced offices in the luxury segment, is expected to open its third Düsseldorf location there in 2026, covering an area of 2,500 m². Previously, “Le Coeur” had already impressed the international law firm Clifford Chance with its qualities. The legal consultancy leased a large area in the state-of-the-art and sustainable mixed-use property in the spring of this year.
‘Le Coeur’ is situated on the so-called ‘banking side’ of the Kö-Graben. Upon completion, the building – which is being developed on a site of around 47,000 square metres – will offer high-quality office and retail space. In the regeneration of the property – which will retain a large proportion of the existing structure dating from the 1980s – Hines is placing particular emphasis on environmental and social criteria. Hines’ aim is to achieve DGNB Platinum certification for “Le Coeur”.

Hines acquired the property – formerly the Commerzbank building “KOE37” – at the end of 2020 as part of a joint venture with a German pension fund and is now planning to develop it as a complex comprising both existing and new buildings with varied façades. The name “Le Coeur” clearly signals that the property is set to become the centrepiece of Düsseldorf city centre. The development plans have been drawn up by the renowned architectural firms Pickard Chilton and RKW Architektur +. Other projects realised by Hines are already located in the immediate vicinity, such as the Kö-Quartier, the Carlsquartier, Kasernenstraße and the Benrather Karree.
Hines was advised on lettings by the law firm ROTTHEGE, whilst Anteon Immobilien provided exclusive support to COLLECTION Business Centres in its search for a location.
